What do I need to use the tool?

The listed or asking price of the new build, the sold or listed price of a comparable resale property in the same area, and optionally the floor area in square feet for both. All other inputs are optional but improve the accuracy of the analysis.

Where do I find comparable sold prices?

Use Rightmove's sold prices section, Zoopla, or the HM Land Registry price paid data at gov.uk. Look for properties of similar size and type sold within the last 12 months on the same or nearby roads.

What is the PDF report?

A 6-page professionally designed report summarising your full analysis: property comparison, incentives, renovation costs, cost of ownership, lifestyle scorecard, and final verdict. It is for your own reference and personal use only.

Does the tool work outside England and Wales?

Yes. The tool works for any UK region and for international buyers. Stamp duty is auto-calculated for all four UK jurisdictions, including first-time buyer reliefs where applicable. Additional dwelling surcharges and non-resident surcharges are not auto-modelled and should be entered manually. For buyers outside the UK, enter the applicable property transfer tax manually.

Can I re-run an analysis?

Yes, each analysis consumes one credit. If you want to update your figures after receiving a new quote or revised incentive package, simply run a new analysis and compare the reports.

What is the difference between NB vs OB and NB vs NB Premium?

The NB vs OB tool compares a new build against a resale (old build) property and is the standard tool for most buyers. The NB vs NB Premium tool is for buyers who have shortlisted two new build developments and want to compare them head-to-head across economics, developer quality, and lifestyle.
